I respect your desire to take action and believe that action is critical, but please make sure you are setting the proper foundation first so you don't get knocked out of the game early.  

I consumed 200 episodes very quickly listening at 1.5x then I listened again.

So i have not found anything to take action on at the moment.

Listening to the BP podcast and reading a couple books I feel like there is so much to absorb and a lot of suggested action to take. 

I would do this before any legal action they take, else you can be accused of retaliation.If pressed, I would tell them that you strive for win/win L/T relationships, and you only want people living there that are happy with their housing conditions, and with them this is clearly not the case.

With SF/MF rentals a major issue (roof, foundation, plumbing) could wipeout your profitability for a long time and your time will be consumed with dealing with tenants, toilets, trash, maintenance, etc.

The location is good.I can see how closing costs could consume a chunk of money and this ties up my line unless I pay even more money to get my bank to finance this.What is this deal called and is it a good idea to even consider?

@Sacha LaCoss you don't need to waste time/money on an attorney until the Tenant initiates legal action. 99% of the time, threats of legal action are just that: threats.

This should be a line item list/budget.So, right now you have a few action plans.
