Wanted to post this article that does a good comparison between Avail and Tenant Cloud (and Cozy) mentioned here.

@Dave Toelkes, I figured he was just looking for an easy comparison of what to expect. 

If I had any complaints I'd say he makes my properties look so bad in comparison. 

I think it is near impossible to make the comparison you are trying to make without knowing a lot of details about your friend (how much cash he as, where his experience is, what kind of volume he does, etc).I believe that successful people generally find ways to be successful (especially when you look long-term).

It was difficult trying to comp considering it is one of three duplexes in the area (That I know of) I know that the prices of the SFR's in the area really doesn't give a good comparison considering this is a MF.  

Look at properties in the same neighborhood with the same number of bedrooms and bathrooms and roughly the same square footage and amenities (garage, basement, yard size) that don't include utilities for the best comparisons, 2. the property taxes, and3. a landlord insurance policyYou should be able to look up the property taxes online, then you'd need the taxable value of the home and the current tax rate for non homestead (since it won't be owner occupied) to get an idea of what you'd be paying in property taxes.

In terms of MBH valuation, I understand your comparison of the MBHs to dealer prices, however since the land is included does that change anything?

And in comparison, our loan application fee at the moment is $299 and in some circumstances refundable (it is spelled out in the term sheet before you sign). 

Full disclosure, I invest in Chattanooga TN personally, so I have a small bias toward Chattanooga in this comparison.
