Sharing options with tax implications in mind, of course there are other near term goals that could dictate another approach, but having options is always nice. 

Connect with a real estate-focused accountant to iron out the specifics for your situation.

If you will be financing this purchase, I recommend starting with a prequalification as they will really help you focus on what markets will serve your budget best.

I want to throw this out to the community to see if anyone would have some local expertise to know if market conditions should warrant a request for seller credit or break the contract.
