If your goal is cash flow (in my opinion) you're better off trying to buy with owner financing (contract for deed - land contract, installment sale, mortgage wrap, promissory note with a first lien holder position on the trust deed for the seller (if they own it free and clear), or sub2.

Get those goals in order for yourself and family, and then start learning and working towards the next step!

I found the cost to be to high to make sense especially since we would need a GC to mange it (we directly manage our local construction projects)This is a very common problem throughout the Carolinas and the southeast US.

More common is the potential buyer who pays large sums up from for the promise of financing that disappears once payment is made.
