Google search "Poorest zip code in StateName," find out who is doing those mortgages, and call them.One possible way being just to call the listing agents of the $60k listings in that zip code and say "hey Agent Bill, I'm looking at your listing at 123 Main St but my lender will not go that low in terms of loan amount.

Of course, with rental properties you should always have cash set aside for situations like this...over the years you unfortunately will come across evictions, loss of rental income, new roof, code changes etc.I'm assuming you don't have cash, then credit cards, 401k loan are other options, if you're not getting approved for a rehab loan.Good luck and welcome to BP!
