I think you are over estimating the value of the LLC.This fits right in with the old saying.

Many times, it's about finding the right fit.  

Best way to analyze deals is to look up houses that fit the bill on MLS and run the numbers.

I simply do not thrive in large events like that especially when most events that do happen to fit with my schedule are filled with seasoned REIs who I can't imagine would take a very young, inexperienced, college student seriously let alone be interested in networking.

Take a look at AL or GA..There is no one size fits all.  

the second bank was an Alaskan bank but couldn't get past the idea of having multiple properties and make it fit a conventional loan. 

Baltimore is a great buy and hold area, you can find neighborhoods to fit a cashflow model as well as those that have the potential for solid above market appreciation.  

BOA is great for certain products but I think you would be a much better fit for a local community bank.
