The reason though why many place a property in a LLC is to create separation from the property in the case of litigation.

The main issue you are going to run into (I imagine) is the broker/brokerage saying why on earth would I want to be associated with the showing and open up Pandora's Box in litigation over $200?

Such hearings don't take very long and the court rooms they are held in are fairly small; in my county each that are held tend to cover 8 to 10 hearings that day and often at least 1/4th of the litigants don't show up for the court date.Keep in mind that Georgia tends to be a landlord friendly state.
