If you have the Certificate of Occupancy (or equivalent) which states what your local building department has it classified for, then it should be clear what the attic/top floor can be used for bedrooms.

A contractor would pay for their own property manager certification and ongoing fees to maintain license (most every state requires non-owner property managers to be licensed.)

Cool to see all the different backgrounds.BS Philosophy and Minor Business UT Austin (Quite honestly I did the college thing for my parents and because I got a full academic scholarship I really had no interest in going to college......but looking back on it now i'm really glad I went it was an amazing 4 years)RE LicenseElementary Teaching Certification (Taught 1st grade for 5 years)100 or so RE/Entrepreneurial books...Like a bunch of you guys I was always an entrepreneur.

There are ways to get an exemption certificate but you should realize that 10% of the sale price of any house you sell will be held in escrow by the buyer until (if) you get your waiver.
