Here in the Central IA area, 80% is still the most common, but we have seen a HUGE surge in the price of materials and it is causing some projects to go over budget by 15-20%.

Underwriting a lot/teardown in Central Austin that as of 2008 has Corridor Mixed Use zoning allowing for 95% impervious, a three story build, and 40 feet in height.Reading further into the Ordinance - the development bonus for building Affordable Housing, which needs to equate to 25% of the development, is an additional 20 feet in height for a total build of 60 feet in height.This opportunity puts a much higher ceiling on the exit number with condos in the area selling at a median of $352/sq ft.

I will work on a spreadsheet to get a better handle on that, but to summarize:Most interior systems, water heater, appliances are new enough that I'm not worried about them.The roof was replaced in 2006.The central AC system is the biggest liability on my mind due to the fact that it uses the old coolant and will have to be redone when it finally fails.
