Hello friends, Can someone recommend names of people with experience and knowledge about analyzing and navigating the process of buying land using the seller financing method?

We've been eyeballing a place to put our junior in college but we don't have the income and down payment to buy a 2nd home outright or the 20% to do it as commercial. 

I'm looking to buy a multifamily this year but I am trying to decide what financing to go for.One of the most important criteria for me is that I can purchase something with 15% down or less.If I target seller-financed properties, I imagine that I'd be dealing with a seller with plenty of equity and maybe is a bit tired of being a landlord.The problem is that these sellers are NOT DISTRESSED. 

I have come to the conclusion that buying properties that are too overpriced to support fixed debt, is hardly an investment.

Like the majority, who likewise, thought they were buying from Clayton and Morris Invest with no third party involved in the buying transaction I bought his Hook, Line & Sinker...as the saying goes.

A drop-and-swap allows investors to drop out of their current ownership structure, break away from partners and buy a property on their own.

This is an essential tool for anyone buying a tenant-occupied property.

If you were investing  approx 50k in an MTR in the DFW area where would you invest (zip code, cities) and what would you buy (condo/townhouse/SFH)?

I am exploring the possibility of buying a STR - this would be my first time owning any rental property, so I have a bunch of newbie questions.
