.- then we typically have "rent commencement" or when you start paying rent, to be the earlier of either 180 days following lease commencement or when you are open for business.  

So getting ownership over something in that context makes a great deal of sense, as long as the longer-term plan is to move out and rent out the property, rather than selling.
