My husband and I are new to real estate investing and currently seeking for our first rental property investment, preferably a multifamily (2-4 unit) home.

My local credit union won't do it either, they also won't do a business LOC because the business is only 1.5 years old.

Either way, I am always interested in talking real estate with other investors, especially locals.  

Overall Cost-Effectiveness: Is there any real financial benefit to taking this route, or is it essentially the same as just selling?
