Costs have gone up a lot and with the higher interest rates, deals don't pencil unless you have higher down payment amounts. 

It may be a really good deal financially given rental rates to just continue the 50/50 split as is.

Believe it our not, we still have a lot of success with Craig's list, though not sure if it'll work with newer build assets.I would try to build relationships with businesses that your residents use, such as pet stores, restaurants, dry cleaners, etc.

A wire was sent to my bank, and despite specific wire instructions and a screenshot of the account details,  the wrong business name was used, and the wire was returned.

I've been receiving some inquiries from potential sellers for a wholesale deal, and I'm having trouble figuring out the best offer to give.

So if you are still uncertain, could just make a lease with employer and give that employer rights to sublet to the person, thus your lease is with employer and there on hook to you, and they can deal with the person and all that liability. 

Especially if you're willing/able to move to the next deal every year.If you buy a new house-hack every year for 5 years, that's an additional 10 rental units added to your portfolio.
