Another circumstance that may warrant an exception to the “one loan” policy occurs when the borrower has a job issue that requires relocation.I personally paid close attention to those exceptions because I already have one FHA mortgage, and I relocated to the other side of the country 7 months ago for work, so I meet the exception and can get a second FHA mortgage.

With OOS investing, you have a dozens of potential failure points that don't exist with local investing--lack of familiarity with the market, total dependence on PMs, less control of the due diligence process (esp. if you don't view the property in-person), far less ability to take control of the property when problems occur (like problems finding tenants, capex, etc.).
