Anything under 100 units is going to require a more involved owner to make sure the investment is on track, and the reality is that most 6 units are self managed.

Need more details but anyway the idea is buy what's no there (the potential) and then pay to make it happen (the reality).

In a perfect world we would trust people to do the right thing, but that is not reality.

This is the first time I am purchasing any commercial property and wanted to understand the realities of tenant - landlord relationships in NNN leases.There is an Advance Auto Parts store that we are about to close on. 

The reality if you moved forward would probably be worse than that.

This is especially true for the Indiana Northern BK Trustees (and some of the Northern Debtor Counsels), as several of them closely monitor Notices of Post-Petition Fees, and they object knowing the reality that most creditors will make the economical decision to reduce the fee/charge.I have great respect for the BK Trustee's in my State of Indiana, and my Colleagues representing Debtors in Bankruptcy on the opposite side. 

I want to learn this business and make this a reality for my family and me. 

The reality is, they are killing off mom-and-pop investors, which means the large corporations will just continue to grow.
