While a little more headache up front to setup and some ongoing maintenance efforts the income is way larger which help the NOI (which push the value up) and the owner can also depreciate the costs of the machines and write off the expenses of the normal maintenance costs.

If I am personally signing on a note, I am comfortable in the 50% to 80% levered position, and make sure that I have enough positive cash flow (cash on cash return) to make it worth my effort, depending on property type/location etc.

That said, some loan officers have a fair amount of easy loans and may become a little picky as to what they put extended effort into. 

You will know the efforts and role of the PM including what it takes to deal with tenants. 

It has not made an effort to get into the middle of the autonomous vehicle race.

The discussion to be commuted to real estate investing has been an easy one but the hard part is choosing where to focus the investing efforts.

I am in the same boat, looking to 10X my effort. 

Some deals are gone in a day, others take time and work to develop, but if someone is willing to put the effort in there are plenty of deals out there.
