Do a few touch ups to the unit (curb appeal, patch drywalls, sinks etc).

But having been on an HOA board of directors, I can say just be careful that any changes cannot be seen from the curb.

A great value-add property may have peeling paint, outdated appliances, or overgrown landscaping, which all affect the curb appeal and the initial impression that a potential renter will form.

There will definitely be a lot of commuters at the new campus but I hope as well that it will boost the local economy.

Usually, the only way to cap out an SFR is to buy a fixer and boost the rental value by upgrading it, but still staying under market value.
