Run numbers on deals, even if they look terrible at face value just to get more practice at analyzing properties and eventually one will come across that ticks all your boxes.Alternatively, if you're a little more impatient like me, you can target specific properties or neighborhoods and market to them that you're an interested buyer and you just bought on the block or whatever.
