How to get the snowball moving faster

I’m a newbie real estate investor from Chicago. I bought a 4 flat in Chicago at the end of October and I’ve now saved up enough cash to put 20% down on an investment property in the same area as my current property. I’ve been looking for my second deal for just about two months now and my search has gone nowhere.

For those of you who felt the same way, that things went really slow when starting out and what helped you deal with the slow start?

Hey @Benjamin Sussman, I'm not sure what methods you're using for your search. As I'm sure you are aware, inventory is basically at an all time low, and we're in the traditional "slow season". So don't get discouraged and just continue to look every day. Run numbers on deals, even if they look terrible at face value just to get more practice at analyzing properties and eventually one will come across that ticks all your boxes.

Alternatively, if you're a little more impatient like me, you can target specific properties or neighborhoods and market to them that you're an interested buyer and you just bought on the block or whatever. Getting the word out that you are an interested party may prompt someone who has been scared to sell or list to give you a call.
