@Brian Chase except worse because you have to pay for demo and the seller probably isn't valuing it as a vacant lot if it is at all occupied.Building rentals is tough to make work unless you do it at scale, but if you're confident I won't rain on your parade anymore.

You can get a firm price for the panels and dual meters ( probably time to upgrade to 200 amp also ) But chasing down the circuits could get expensive , and its hard to get an accurate estimate

One of my goals this year is to systemize my property management side business.This means I am taking time to create systems and develop procedures to make my life easier and to better my tenants experience.Every Monday (my day off) I sit down for a few hours and either brainstorm ideas, create new SOPs, or take action as needed.One example of this is creating a rent collection process where tenants can now leave their rent in my "rent drop box" which I will pick up every month instead of me chasing down each tenant individually.I look forward to seeing where I'm at by the end of 2019!
