@Jonathan Pflueger all jokes aside, everyone else that is paying a lot of money for properties that literally can barely pencil sometimes with Property Taxes, Property Management and Insurance alone.I think people get caught up a lot on the BP requirements.

@Brock PeelHi Brock - I understand your market and your plan as I did the same here in Kitchener.First investments were 5% down and rent barely covered all expenses leading to a small cashflow.Over the years I have not pulled out equity yet - however within 9 years my equity position moved to 50% loan to value from 95% and my rents moved up from $1200 to $1500.

If all you are doing is calling contractors from afar they will do bare minimum and take shortcuts to make it more profitable to them.
