To me, the best way to arrive at this is to divide up risks, roles and responsibilities and then reverse engineer the percentages that provide each partner with the fair compensation for their contributions. 

I am willing to spend. few bucks on an attorney and civil engineer to give me their "best guess" to tell me that a strip mall, a Taco Bell, etc - would eventually be given permits there.    

We plan on hiring a structural engineer to come out. 

@Julie Sisnroy I figured out a way to reverse engineer where solid B minus neighbourhoods are located.

The house I’m about to close on is TILTED! Does anyone know someone who inspects/remedies tilted house??

If someone's already done it in your neighborhood try and contact the engineer.

We didn't have an engineer out, but she was uncomfortable with it.

We're both committed to the RE game so hopefully she can quit her job as an engineer in the next few years.
