In CA (check your own state laws if you need to of course)your contractor would automatically have protection via a mechanics lien, or you could even record a lien if he wants to see something in writing, then pay pay him at close.

If you're using a Fl FARBAR standard contract, it automatically gives the seller a 30 day cure period to solve the title issue.

I like the idea of shifting your pay over to W-2 - in addition to qualifying, you might avoid some other nasty issues.

With that said I am on an automatic email from my realtor that only gives me properties I am interested in when they come up.

That includes any lease that automatically renews that does not provide for notice and an opportunity to terminate the lease by either party. 

Meaning one row of tile is shifted over 1/2 of the way over from the first row.Be sure to use the proper underlayment as well so that the tiles don't crack as much.

I would not automatically think you will float to the high side of that bid range.
