I have had the best luck sending a list of damages to the tenant and letting them know that if they do not make arrangements for them to be paid, I will forward them to a collection agency that will report to all 3 bureaus.

The Safe Act has used language as "any arrangement providing an installment" purchase and also specifically mentions the lease option.
