Need the exterior to be painted (1 coat of prime, and 2 coats of paint), and then white standard aluminum gutters. 

In a park unfortunately we have more animals than allowed.

The city is 134 square miles so Buckhead and Old Fourth Ward are two separate animals though they are both within the city.

Now to throw a wrench in the system, I will be moving to Denver, CO at the end of this month.  

Aside from cosmetic stuff like a new coat of paint, the place had an illegal garage that had to be torn down, a backyard infested with ivy (90% coverage, no joke), a potholed driveway, it needed a new furnace, and once my tenants moved in they learned the hard way that the main pipe to the septic tank was cracked and had to be replaced (ouch!).

Our pet rent is $25 a month flat fee, not per animal or anything like that.

So the journey begins.The end-goal (kinda): My wife and I want to purchase a 5 to 10 acre piece of land to do two things.  1. to run a ranch that rescues animals (dogs and horses mainly), and 2. to partner with orphanages and foster programs to bring kids to the ranch to connect with the animals.  

I'm far from an expert on commercial financing, but I do know it's a completely different animal than residential.

Between tenants, stain the scratches to match and apply one coat of varnish to create a brand new floor. $40.00 will do 400 sq.ft.
