I have been doing my due diligences looking into direct mailing, finding lists, and so on...I am now looking into the phone call part, thanks to show 77 on the awesome podcast, I was able to see important questions to ask on the phone and how to lead the conversation thanks to @Michael Quarles.

He did this over the phone on Sunday, saying we must vacate the property by the weekend.

@Annie Li If they (PM) can provide all the documentation; phone calls, emails, faxes etc... that show that they did in fact order the power to be turned back on, and the power company did not; WHY,  maybe the power company could be at fault.

I am marketing heavily in an area and of the phone calls I've received only a handful were legitimate leads and none of them were willing to sell their houses at what would be a competitive wholesale price. 

People will invariably provide much more information about their situation to someone in person that they can make judgments about perceived threats  on than a stranger over the phone.
