Come on people I know somebody here have some knowledge on the Real Estate down in TX.

I am a single mother of two, I have no outside family support, am unemployed, have exhausted my unemployment insurance, work for several temporary employment agencies, few assignments, bill collectors ringing my phone off of the hook, a family to support.

This does not seem right to me that they think their security deposit makes all well and can just get up and leave.My PM notified me that she would bill them for the 1st week of October, any neccassary cleaning/damage, and report them to the credit agency.

IF you were looking for a home, but didn't meet criteria for an agency loan, wouldn't you be interested if someone offered a way to get all the benefits of ownership:1- move in for closing costs, plus 2 payments,2- the portion of their monthly payment of interest and taxes is deductible3- they receive, let's say, 50% of FUTURE appreciation4- protect title against BK, judgements, IRS liens etc during the termMuch more .. but the point is, now you're attracting people with an ownership mindset who agree to maintain the property in exchange for tax deductions, potential appreciation, and opportunity to improve the property for "forced appreciation".

Its good to have a knowledgeable and seasoned investor like you here on this forum.

Beyond gaining a new vocabulary, any practical knowledge you might want will only be gained after you get the license through spending many hours with seasoned realtors, investors, contractors, etc.
