@Adrienne Medina,You should establish truly self-directed Solo 401k plan (you qualify as self-employed and it has several major advantages over self-directed IRA).

Knowing that I wouldn’t meet any of the requirements for other forms of funding (no previous deals & recently self employed) I would consider myself a much higher risk investment then either of you.

Knowing what we knew and some shared knowledge from our family in the many processes of owning, buying, flipping we wanted to take our profits from the first house and turn that into additional income.

I like the ideas I've seen of making two payments to the owner ----- one for the market price "rent" and one for additional down payment. 

Additionally, we didn't have trouble pulling the trigger, so to speak.

Their portion of the rent amount will be adjusted once they secure employment, but your rent amount will be locked for a full 12 months.My requirement is that a SEC 8 recipient holder have at least one times the rent amount.
