Value add asset - Typically 50% occupied or has additional value add plays with it. ( In these cases generally year 1 the investor might get  a low preferred return say 4% or be deferred all together until year 2 and then each year thereafter as the property is stabilized the return increases 6,8 etc. so that it averages over time to the investors total return target).
