For sellers: direct mail, bandit signs, networking with other wholesalers, Craigslist, social media/Internet marketing, telling everyone you come in contact with what you do, etc etc For buyers: Local investors club, call for rent signs, mail to rental license holders in your state, Craigslist, networking with other real estate professionals, etc

Instead of throwing away those calls, some people suggested making offers over the phone to see if they will take the number.Are there any reliable sites or techniques I can use to come up with a pretty accurate offer.

Make sure it has borrower info, social security numbers and loan numbers and that it gives you permission to discuss all things related to the loan (balance, reinstatement amount, escrow balance, foreclosure status) etc.

His will likely be 20k or more.This is going to be a buy and hold rental, and I'm comfortable with the cashflow potential, however just looking at techniques on how to help him understand that a) his unit repairs will cost significantly more than mine which is why I was able to pay 89k for mine and cannot do the same for his and b) the alternative option for him to fix and sell will not be worthwhile.
