One option I'm a big fan of is the two year flip.

I am also a fan of tiny houses for myself but will probably go with a shipping container for myself.

All doors, fans, & electrical outlets were taken, HVAC unit taken, electrical wires all cut at breaker box & stripped throughout most of house (there's even holes in the walls of rooms where vandalism was done to take wires from behind walls.

We do open house style showings for a half hour time slot, and can get 10 different applicants all showing up at once to see a specific unit - and it's a struggle to keep track and follow up with potential applicants through the process with so many applying.  

I would also get a contract that states that you can place a mechanic lien on their house for the rehab cost plus the fee list above.I'm not a fan of doing deals where you do not have ownership rights in the property.  

This just involves being a planner and planning for the crap to hit the fan.  

I'm not a big fan of paying off student loan debts since they are low interest debts.
