I'd like to buy a small townhome to start my investing, but I do not own a house myself, I feel like if I do not do it before buying my own home, I wont do it because I'll invest everything we have in our house leaving nothing left for investing.We actually pay 1200, and we can possibly buy a 70-90K property that can yield 1000/mo.Some friends have advised us to buy a property, live it and then rent it, but we are not sure.What are your opinions?

It can be a possibility to get owner financing.If you do not currently have a lender lined up, find one and get a preQualified loan letter to use with your offers.  

You can just explain it to her as yall are taking out as much money as possible for reinvestment and you are doing it for both of you.

I wanted to reach out to this group and see who is currently doing terms deals - mainly selling on owner financing or lease option.I would love to get feedback on any and all tips on automating the selling process as much as possible. - Who shows your properties?

I haven't used one yet to find any one but I know it's possible.

Depending on the area, that could get you into a turn-key rental house, or you could partner with someone else with cash and do a fix-and-flip - come away with more than you both have invested, ...There's lots of possibilities.

I was thinking maybe I could just try to break even or possible risk losing a little on my first property just to get my feet wet?
