Looks like there are 2 steps down from the backdoor ... what about building a "deck" over it that would be even leveled to the interior floor/backdoor.

Time frame and also many HMLs still require interior access for appraisals, which are not possible on many auction sites.Can you tell us more about the deal?

And if they have to drill holes for interior piers, you pretty much will have to replace the entire flooring. $$$$3.

You should be doing Annual Interior Evaluations to catch these.

For me repairs are lock changes, interior paint, clogged toilets, appliance repairs, etc.

We are a major market and have some needs that may diverge from homeowners in terms of getting the work done fast (to reduce vacancy and/or boost tenant satisfaction) and are often looking for more durable work (as opposed to dream home finishes) to harden rentals...Remember the average landlord with 5 rentals has 5 roofs, probably a half dozen or more toilets, 5 washers/dryers/stoves/hot water heaters, and thousands of feet of flooring walls (interior/exterior), dozens of windows, etc... like the homeowner many times over... tons of wear points and moving parts...

Eventually they left the property and then we did the interior rehab and flipped the property.One other thing… if it is the old owner occupying the property (the case in both the ones we did), we helped them collect the excess funds paid in the auction (over all the foreclosure costs).  

By just going in and putting a higher sticker price up and doing some minor upgrades to freshen up the interior I have been amazed.

The reviews I'm reading have home owners pretty happy with interior and exterior wall repairs immediately after the job.
