Those type of properties I’ll typically shoot straight for MAO.

My fear is that I'll have to rip up the house and repipe the place when right now it's pulling me in good cash flow and has stable tenants. 

I have a trusted foundation company that I've worked with in the past so I'll have them come out, take a look, and work their bid into my numbers.Ben, I believe the differential in price is based on the type of repair and often on the warranty the foundation company will offer. 

You've got the big ones but sometimes I'll also adjust utilities or r&m if I think capital improvements completed as part of the transaction will impact those figures.

I was smart enough to know I can't put the money in the bank and know somewhere along the line, someone would squeal, or try to blackmail me, and I'll be caught.
