@Connor GoldenInvesting in mid-term homes means you look at what people need, how much they'll pay, how often it's rented, how much homes cost, and what's trending.

@Kumar Paj as you already know most of Du Page county clerks are not very helpful ( at least from my experience ) they behave like you disturbing their own personal time.

If both of our names are on the original home, can we create a single-member LLC with only one of our names on it and purchase the multi-family property while still qualifying as a 1031 exchange?

Hi Igor,I'm with Sunnon Property Management and we work with real estate investors that want to rent out their home and we also do all rehab work. 

It's one of the larger cities in Arkansas and is home to Arkansas State University. 

When you say it is a 12% cap rate, does that include the rent collected from renting the mobile homes themselves?

The home is currently now worth about $525,000 due to the rapid appreciation we all encountered during the pandemic and we believe rent is pretty much capped for the area (class C area).
