Has anyone used a Private Money Lender for the down payment on a storage unit business? 

Storage is abundant throughout the home.

It’s on a slab so maybe pulling the whole thing forward, adding another room on the other side and a garage with upper storage off on side. if I’m going to move it maybe split the lot in 2.

You can rent it to another tenant as an additional room-tv room, office, storage, just not a bedroom. 

If the tenant does not need them in every bedroom I just wheel them to the basement for storage until the next person moves in.

I have been heavily researching and considering installing a prebuilt storage container home on a property out in joshua tree.

The only reason that I would go higher on a property like this is if I had a set plan for adding value by either raising income or lowering expenses (or both).If you have a set plan to raise your income (increase rents that are lower than market, add amenities of some sort, use space in the building better for paid storage or laundry facilities, etc), or lower expenses (can you set up tenant-paid water, better management of lawn care or property management, etc).Let us know how it goes!

My thoughts are to keep the existing building in place and clear an extra acre to begin with for outdoor storage (boats/ RVs/ cars, etc).
