I partner with my father and the weekend is typically time spent actually working on our properties together (since I work during the week) *In your past experience, what have you systemized that ended up helping you improve your results?

Hi guys, I usually deal in residential and I do have my real estate license, so I am a complete newbie to commercial.I got a lead from my father about one of his friends who wants to sell his building, land and a currently non operational business in a small town in the middle of almost no where.

Hi Jonathon,My father and I have been working the Bay area aggressively for the past 5 years or so and have been involved in all phases of real estate for a long time.

Life got worse (along with my credit score) when my father passed away and funeral expenses presented itself in an unwanted type of way. 

I found out he’s in jail from his father who called me.

My father had leased the building for the past 8 years running his bar business out of it.

He is open to Seller financing and in some ways prefers it as his father is the lien holder and isn't looking to pull his money out.

A real mentor wouldn't charge you anything, or maybe just you paying for drinks and dinner while you discuss your strategy.Personally, my friend's father owned LOTS of real estate when he and I were growing up, so we got to see the bad side of owning real estate.
