Just ask your insurance broker to write your personal name on the certificate that they send to the mortgagee.

I assume that if the FM Homestyle Loan will lend up to 80% of the ARV then I can still expect a 20% down payment?

The oil tank from our property was cleaned like ten years ago even before we bought it and we have a certificate that everything was done correctly.

I personally would never hire a contractor that wasn't insured, certificate of insurance needs to be in hand before he is on site.
