In fact, all of my properties are 10 minutes to 35 minutes drive from my office and my house (except one that is a cabin in the woods at 1 hour).As you get some experience under your belt and you want to venture out of this geographical recommendation, I would be more apt to back of my stance a bit.

The DVD shows step by step how to do Master Lease Options and Joint Venture Facilitation however it doesn't show the how to's you have to get the full course for that.
