We took out some of the floor then when looking at it carefully we found that the 12 inch by 12 inch foundation beam that the entire 2 story wall was built on was missing one end.

If you mean "Assumption" where you apply to the bank for the right to have the same rate and term as the existing loan, it's hit or miss whether you'd be able to do that.
