We took out some of the floor then when looking at it carefully we found that the 12 inch by 12 inch foundation beam that the entire 2 story wall was built on was missing one end. 

Your guests 'may' miss some of the amenities, but the hassle of fines for speeding/registration, the yearly fees, the calls from the admin office that your guests are partying naked in the street, or spread trash everywhere, just aren't worth it.

I think the facts underlying the question are missing so to come up with an informed opinion is impossible.

Which goes into your next question...The PM is most likely not a licensed inspector and cannot be liable for hidden issues after the inspection - even licensed inspectors aren't liable for things they missed.

That means missing out on up to $250K lol.

You have to live somewhere anyways so there’s no real opportunity cost that you’re missing.

If you mean "Assumption" where you apply to the bank for the right to have the same rate and term as the existing loan, it's hit or miss whether you'd be able to do that.
