Going to start the process of getting pre approvals this weekend.

We're supposed to be closing this weekend but I just received a call from the title company stating that the closing will likely be delayed because they cannot find record of any estate taxes being paid upon the wife's passing.

What I tell people is imagine you are leaving for a weekend and leaving your newborn with them during this time and you have no access to email or phone.

This past weekend I purchased my first investment property, a small bungalow on a quiet lake in Indiana, with a contract sale and pretty good terms.

They will sit there, not paying rent, until you evict them.Offer them cash tonight, to leave by the end of the weekend. 

Find People doing what you want to do and work for them for free during your nights and weekends.

We will be in Des Moines this weekend so I'll be driving around the cities to look at a few areas. 

I would consider doing a long weekend trip and scout out the areas and meet your team and feel confident before purchasing completely blind. 

I work full time (6am - 3:30pm est), but I have a lot of flexibility and free time during the day as well as nights and weekend.
