That seems very low to me, and I would expect there to be more to the rehab as well given the year of the home.Your terms with the borrower are really up to what you are comfortable with.

Even if you tell the tenant not to use it, an injury attorney could argue 'attractive nuisance' if the tenant disregards your instructions and chooses to repair and use the tub.)
