I know an investor who has a relationship with a local bank that gives him a loan based strictly on the appraised value, thus he’s able to have zero out of pocket when acquiring a rental.

Other options are bringing in private lenders or trying a local bank you have a business relationship with.

I strongly prefer mortgage brokers for a couple reasons: relationships, communication, access to multiple lending options vs. just bank lending vehicles, and while there are plenty of good bankers out there, I feel like the best brokers I know are just hungrier and more on your side (bankers work for/answer to the bank)...Best of luck,Mathew

Build relationships with sponsors.

A good real estate attorney will maintain relationships with trustworthy title companies, escrow agents, brokers, etc. so your local attorney's office is always a good place to start looking for ways to stay compliant and save money on your wholesale transactions.

Also, although it is rare, once you have an established relationship with a Portfolio Lender you can *sometimes* do them for nothing down.

Even close business relationships can turn sideways where money's involved.
