Let them know if there is any more damage you will evict.Eventually this will result in non payment of their rent and they will either both leave or you will be forced to evict.

If you are going to flip a house, do you have enough to cover your mortgage and all of your rehab costs over a length of time - I suggest a year at least - so that you won't be forced to liquidate or take on costly/risky loans to stay afloat?

This investment style requires more day-to-day involvement and more legwork building a team etc, but gives you greater control and, if done very well (ie your agent finds you a good deal, your contractor does a great job in a timely manner and no weird surprises turn up etc) you can end up with higher returns than turnkey because you buy properties that need work and then 'force appreciation' by doing a rehab that results in a finished product that is worth more on the market than the sum of what you put into it.

Forced to recant, to then state the buyer "relied on information presented by an agent (yours or theirs) that" "is not true" continues to imply there was some impropriety on either agent's part, when neither have any obligation to investigate further and, with no actual knowledge, nothing to disclose.
