@Brock Bonnicksen It isn’t uncommon to put in a lease a clause that covers sewer drains that requires tenants to pay the cost for stoppages except for those that are caused by defective plumbing, tree roots, or acts of nature

I'd list it now, take some close up photo's a exterior, and do a sketch of the floor plan to put in the posting ad, and when they call for appointment let them know its being worked on and you will have it ready by move in date.

You don't just have to do bare minimum stuff to get it up to code using renovation financing, you can put in hardwood floors, new windows, etc.They will not let you add silly things that wont add value (giant unicorn statue in the front yard, etc), but if it's something a reasonably intelligent landlord would want to put in, it'll probably be ok to include it in the reno because things that increase rent tend to also be things that increase value.
