I use to be sold on the Umbrella policy but then you have to up all your insurance premiums to meet the Umbrella policy which kills your cash flow. 

You can put you funds into assets that are positive cash flowing.B) Personally, I do not like holding assets that negative cashflow.

Why do people every day trade in their car for $10k to 15k less than what its worth to the new care dealer??

Ive met with sellers who cant go on market because they cannot afford the commissions or don't have enough equity to cover the cash offers flip investors submit.

I will have 1 year of income but have heard it has to be 2 years worth for lenders to consider it.

This is very similar to adjusting DTI if the borrower owns cash flowing rental properties in addition to their primary residence. 

Well maybe yes or no, however if a certified appraiser licensed by the state deems the price, then it is worth that.

If the property is worth the $115k I paid , I have earned $53k in added equity.

Hi All - looking to get some advice on how much I should have in cash when seeking a property in North Jersey at 5% down.

Some GC's are only as good as their sub's and other's are better than their sub's and are worth their weight in gold - it all depends.I've don't most of my projects with sub's for many years and have learned to recognize many things that may need more attention, etc.
