Hi @Dimitri Paspalaris personally I wouldn't hire a professional photographer, or videographer for virtual tours.

My tenants pay on time for the most part and communicate if they aren’t.

Anyone using mailchimp for regular, ongoing communications with tenants?

Public operations were in non Series LLC.Between purchasing, refinancing or selling assets, they experienced challenges with the functionality of financing with both Series and non Series states which involves multiple communications between financial entities, lawyer, CPA, and buyer or seller.

You're paying for that professional's experience, knowledge level, communication timeliness, and ability to execute.  

And if the pm is on site every day communicating I can swallow the 10%.

I have only had a few evictions, but I have honestly found it very effective to over communicate with those tenants about the process and my intentions.

It's now been a month and I've listened to over 30 podcasts and am now just getting into communicating with the community. 

We handle everything including marketing the property (on Airbnb, VRBO, etc), closely managing pricing, communicating with guests, scheduling cleanings (with our own cleaning team), restocking supplies (tp, linens, kleenex, etc.), and coordinating landscaping and repairs.
