Over the years I dealt with many broken tree limbs from storms, constant gutter maintenance from leaves and twigs, regular trimming, and eventually several thousand dollars in one year to remove trees after an insect invaded and killed them (after I spent boatloads of money to maintain them).

They usually split them into upper floors and basement to make a SFH into a duplex. 

If you have the down-payment and reserves then that's a huge plus and makes you an attractive candidate for most, especially so if your FICO score is in the mid to upper 700s.

For other counties, it seems like the deals I have been seeing are in the lower to upper 60 percent of ARV.

The upper unit has a dishwasher but the lower not.

Also doing a fixer upper, buy and hold is another.
