I am trying to organize the budget template a little more strictly because we need to track every cost, from framing materials, labor, to the budget for lighting fixtures.Does anybody have any experience in this?

This is something that is beyond a standard insurance agent but if you like, I can point you in the direction of some organizations set up specifically for the high retention insured and self insured.

These need o be addressed to form the business structure, especially an LLC.LLCs are the most flexible organization I know of and you have different types as well.

I'm in a bit of a unique situation that I'm sure others have been in, but is new to me:I am under contract to close on a new rental property in early January 2016.

@Mark Caragio - while deconstruction may indeed be viable from a tax perspective, are there organizations (I presume they'd have to be an IRS compliant charitable organization) in your area who will receive the materials from you?
