Since, I have spoken with quite a few flippers and contractors and realized that I could actually provide a solution for some Real Estate Investors.

Treating tennants properly is fine, but that one time there's some black ice in the driveway or a passerby trips on a branch that fell from a tree outside, etc.

I want to send them another gift to both of them (My realtor helped me with paperwork on sell by owner deal which she didn't collect any commission on, and my PM has brought me an amazing deal then working on creative rental solution via group home). 

However, what @Tim Ehlers suggests seems a really good solution if you could find someone to do the lease option.

Since it's upside down, the only reasonable solution for the seller is a short sale, not a sub 2.

Most of the suppliers are great at helping find the best solutions for the proper fasteners to secure to cement.

Well he is a partner in two other businesses and makes descent money annually, but I am sure he would like to go up not down.After I posted this in the forums, I have spoken with a couple people and with what we spoke about and my own ideas came up with what I believe may be a solution.
